Can my parents or others not on my lease set up Electronic Payments?

Posted on May 9, 2016

Third-parties can set up ACH payment accounts and automatic or one time payments for your Elkins Apartments account.

Parents and other third-parties to your lease cannot access your account portal because they are not named as lessees or co-signers to your lease agreement. However, any third-party can make electronic payments on your behalf by doing ONE of the following:

  1. Providing the account information to the tenant and allowing the tenant to setup the account
  2. OR completely filling out and submitting, along with a voided check, our Third Party Electronic ACH Setup Form.
[Please note that this second option is being deprecated in the near future as our payment vendor no longer allows staff to access and setup payment accounts for security reasons. You can send it, but at any time, we may not be able to fulfill the request. Sorry!]

Lessees must use the account portal

Those named on the lease should set their electronic payments up using the account portal and may not use the Third Party form.

Third-Parties and Automatic Payments

When setting up the electronic payment account, the third-party has the option of setting up automatic monthly payments for whatever amount they choose and with whatever start and end dates they would like. For most leases, this would be August of year one through June of year 2 (July is covered by the initial “Last Installment” usually paid in May of the previous year).

Additional third party one-time payment requests

For third-party one-time payments, once the account is set up once, additional payments may be authorized at any time by emailing the office. Note that such manual requests must be received at least 5 days before the payment due date in order to be considered on time for that payment date. That is, if you are making a payment for the 15th, please don’t email at 11:59pm on the 15th (even worse, say on a Saturday night) and expect it to count as paid on time… if you are forgetful or wait until the last minute on things, why not set it up as an automatic payment instead?
